Property Tax Information for Income Taxes

The Tax Collector’s office does not mail annual statements for income tax purposes.  To obtain information of tax amount paid for the prior year, you may click on the link https://wipp.edmundsassoc.com/Wipp/?wippid=0413.  If you need detailed history of payment dates and amounts you will need to email the Tax Collector your request or call during office hours.

The Tax Assessor does mail postcards typically around February 1st, but they are to advise you of any changes in your property assessment and to notify you of the appeal window.  Tax amounts listed on the postcards are not proof of payment and do not reflect the gross property tax or any changes made due to deductions, appeals, Homestead credits or added assessments.

 

Property Tax & Sewer Payment Deadlines

All Tax and Borough Sewer billing must be paid on or before November 10th to avoid Tax Sale. Any payments made after that will incur additional fees and interest and must be in the form of certified funds.

The CCMUA Sewer billing is earlier and changes each year you must reach out to them or check your bill for their November payment deadline. Delinquent CCMUA billing after November 10th are paid to Gibbsboro Tax Collector.

The Tax and Sewer bills are mailed once annually. If you purchased a new property and need either bill, please email me or call my office. Name changes for new property owners can take up to 6 months. If a bill is in the previous owners name it is still your responsibility to pay it. Not receiving a bill does not excuse you from paying on time.

February 1st , May 1st , August 1st , & November 1st

The State of New Jersey has replaced the Homestead Benefit program with ANCHOR. The State mailed applications in September. https://www.state.nj.us/treasury/taxation/anchor/index.shtml

From the State website: Attention ANCHOR Applicants: The deadline for filing your ANCHOR benefit application has been extended to February 28, 2023. The State will begin paying ANCHOR benefits in the late Spring of 2023. ANCHOR payments will be paid in the form of a direct deposit or check, not as credits to property tax bills. Homeowners who filed a Homestead Benefit application last year may be able to obtain their ID and PIN numbers online. Renters/Tenants do not need an ID or PIN number to file. Visit the Division’s ANCHOR page for all filing information. Due to high call volume, the ANCHOR and Homestead Benefit Hotline may be unable to take your call at certain times. If that occurs, please try your call at another time. Our hours of operation are Monday through Friday from 8:30 a.m. to 5:30 p.m. call the Anchor Hotline for more information 1-888-238-1233.

Utilty Assistance

The State Low Income Household Water Assistance Program (LIHWAP) can help you pay arrears for your water and sewer bills. The program may also be able to help address tax liens due to water and sewer arrears. To get more information and apply, go to waterassistance.nj.gov or call NJ211.
